OWNERSHIP-LEVEL
REAL ESTATE ADVISORY
The address makes a promise.
The operation’s got to keep it.
Greymont provides independent real estate asset management advice to owners, developers, institutional investors, and luxury condominium and cooperative boards. We examine property condition and management to help ownership reduce wasted time and money, strengthen service, and protect the property’s reputation and value. Working alongside existing management, we help strengthen teams and prepare new ultra-luxury high-rises to open well.
An independent view of your property and its management.
Greymont’s work extends across residential property, private estates, hospitality, clubs, mixed-use properties, and sports and entertainment venues.
Greymont works with ownership through defined reviews, ongoing advisory, and interim operating leadership. Each engagement has an agreed scope, level of involvement, and fee.
New Development Launch
01.A building opens once. The market’s verdict lasts.
Handover from construction, the first residents moving in, then a year of leasing up or selling out with people already living there: no stretch of a new tower’s life is harder. Greymont’s founder has managed some of New York’s most valuable towers and led new-building openings in New York and across five states.

02.Underperformance is quiet. The ledger is not.
We examine how the building is maintained, how the team is organized, and how spending and performance are tracked. This includes procurement: vendor selection, competitive bidding, purchasing approvals, and contract oversight. We work with ownership and its existing management team to reduce waste, clarify responsibilities, and strengthen controls against the loss or misuse of funds.

Ronan Kearney leads every Greymont engagement personally. He brings experience leading demanding New York operations to owners who need a clear assessment, ongoing advisory, or interim leadership. Based in New York, Greymont accepts selected assignments across the United States and internationally.
How to engage Greymont
A focused assignment can also begin on its own, without an Assessment first.
The Greymont Assessment
Led by Ronan Kearney, the Greymont Assessment is an independent review of a property or business and how it is run. We examine physical condition and upkeep, management and staffing, spending, and capital priorities. Ownership receives clear findings and a practical plan: what needs attention now, what to plan for over time, and who should act.

Developers, brokers, and sales teams
Greymont helps developers, sponsors, brokers, and sales and leasing teams address the operating questions behind the promise: staffing, service, amenities, costs, and handover. What’s sold on paper has to work in the building.
Condominium and cooperative boards
Independent operating judgment on management, staffing, spending, and a consequential sponsor handoff.
Owners and capital partners
Greymont offers multifamily and institutional owners, asset managers, lenders, and capital partners an independent view of the in-house team or third-party management firm already in place: how it performs, what it reports, and who is accountable. Greymont gives ownership evidence equal to its responsibility to investors. Before an acquisition or a loan, Greymont joins the diligence team with an operator’s read of the building: its staff, contracts, service, and the costs the underwriting may have missed.
Private principals and family offices
Ownership-level oversight of ultra-prime homes with household staff, specialist providers, and operating demands that warrant experienced attention.

The Greymont Difference
Independent judgment
Greymont’s advice is its own. Any operating or management work is scoped separately from advisory work. Relevant commercial relationships are disclosed in writing, and any referral fee or similar benefit requires the client’s prior written consent.
Operationally Experienced
An operator who has run what Greymont is asked to examine. The founder has led openings and turnarounds at institutional scale, and overseen ultra-prime private residences directly. He’s delivered for some of the most demanding owners and operators in real estate. Now that experience is working for you.
Discretion in practice
We agree from the start who sees the work and how information is handled. Discretion is part of the engagement, not an assumption.
Connected to the right expertise
Ronan’s network spans ownership, management, capital, construction, engineering, law, finance, technology, labor, brokerage, and residential service, in New York, across the United States, and internationally. Greymont identifies the need, helps ownership reach the right expertise, and stays clear about who is responsible for what.
Senior judgment. Responsibility for what follows.
